Description of Work: 2,000 square feet, Occupancy A2, Construction Type 11-B Coffee Shop Tenant Finish. Included in the project was a storage area, a media area, conference room, café seating and library. Construction included removing existing concrete slab, installation of plumbing lines for floor drains and sinks, water supply lines and grease interceptor to accommodate a coffee bar, food preparation and cold storage room. Installation of 2-hour fire rated doors, hardware and metal studs. Removed existing CMU exterior load bearing wall, installed metal bracing to allow for a new overhead door. Prepared existing and new floor for stained color concrete and seal. Provided and installed granite counter tops for coffee bar counter and service area. HVAC included exposed spiral duct lines and air balance of system. Upgraded electrical service to space and complete trim package.
